This site was especially difficult as the majority of trees within the site are covered by tree preservation orders and, therefore, the proposed new units have been positioned so as to have minimal impact upon those trees.

New properties adjacent to neighbouring properties on Morton Carr Lane and Guisborough Road are positioned and orientated so as not to adversely affect the neighbours’ residential amenity by way of loss of light, overbearing impact or loss of privacy.

The scheme has been designed to have minimal impact upon the protected trees on site. Those trees of greatest amenity value, which tend to be located on the site boundary with Morton Carr Lane and Guisborough Road, were retained.

The nine dwellings built were two storey in height and would adopt an Arts and Crafts style. It is considered that this reflects the qualities of the more traditional style of housing in the locale.

The new dwellings were finished using high quality materials, inside and out, that are consistent with the surrounding properties of historical architectural value.
